This paper presents a solution method to minimize the energy cost with energy positive for operation schedule of heating and cooling systems of buildings with CHP. In the method, the problem is formulated as an optimization problem to minimize the energy cost with constraints which are annually energy positive, hourly energy balanced and hourly operation ranged in the limits. The problem is solved by Lagrangian relaxation method to decompose the annual problem to daily problems, and each daily problem is solved by priority method in ascending order of incremental cost in each hour. The storage batteries can be also used for reducing the energy cost by charging the reverse flow of surplus electricity generated by CHP. The method has been applied to HIKARI building in Lyon, France. The numerical example shows that the building can be energy positive annually with less energy cost than the case in maximizing the energy production.
