Recently, building energy retrofits are performed for existing buildings to minimize CO2 emission of building sector in Korea. When energy retrofit is applied, the effect of the energy conservation measures (ECMs) should be evaluated with standardized method. Energy saving effect cannot be measured directly at the planning stage in building retrofit, the savings can be determined by simulation methods in this stage.

In this study, the measurement and verification (M&V) methods to reliably determine actual savings created within an individual measure or integrated measures by a building energy retrofit project were reviewed. In this paper, especially, the calibrated simulation method as an M&V method was accomplished for the small-sized office building in Korea. The considerations to set up the baseline simulation model for target building were described and the validity of the baseline model was analyzed with field measurement results based on ASHRAE Guideline 14-2002.
